    Wouldn’t it be prudent to write to the unit trust’s trustee (find their email) and ask them what they believe the market value of the units are? If you get no response, put that in the management letter too and qualify.

    I also don’t believe this type of qualification would cause the fund too much grief as

    1. you can put in the ACR why the market value was difficult for the trustee to obtain

    2. the ATO would not be able to do any better to obtain a valuation as it would be subjective

    3. you can’t do any more than ask the developer what the valuation is and the fund (if fined) would have an argument to sue the unit trust for not providing relevant information to them as unit holders
